When we purchased our 1st home, our lawyer insisted that we purchase title insurance. Title insurance protects both the homeowner and lender prior to and after the closing date. I have Title, Land and Mortgage coverage within my title insurance policy.

With Title Plus title insurance we were protected from title-related risks like:

- Defects in our Title (leins/charges, unregistered Hydro easements, etc.)

- Compliance Risks (breach of covenant or zoning law, encroachment on our property, etc.)

- Access, Other Rights and Defects (absence of a legal right of access to our land, invalidity or easement benefiting our land, etc.)

After our closing date we were also covered for fraud against the homeowner or lender, encroachments by a neighbour, and selected construction liens under the Continuation of Coverage in the Insurance Coverage portion of our policy. Although we never needed to make a claim, having title insurance gave us piece of mind as my husband I prepared to own our first home.
