When it was time to put floors in our century home that we added to and have been remodeling, we wanted it to be beautiful and durable. We chose to have Ash wood floors installed in our hallways. They installed straight from the mill with a square edge. The were unfinished. Once they were installed, we found a trusted individual to finish them off. This entailed him sanding the floors, several times with several different grit sand paper. This was a painstaking project that he was good at! He was very detailed and wheeled around all of our flooring with a work light! After that, he applied a coat of polyurethane. We chose to keep the wood unstained and go with the natural beauty of this light-colored hardwood. Ash is the same wood that baseball bats are made of, so that gives you an idea of what the coloring and hardness is. We chose a high-gloss poly which adds to the durability and gives the floors a high gloss. The floors are wonderful. Everyone comments on how nice they look. Clean up is mostly dusting and occaisionally, I clean them with a solution of vinegar and water.
